How SEAI grants help with home energy upgrades

SEAI grants help homeowners in the Republic of Ireland upgrade insulation, heating and renewable energy systems. They reduce the cost of making homes warmer, more efficient and cheaper to run.

On this page we summarise the main SEAI grant routes and grant amounts for key measures such as attic and wall insulation, heating controls, heat pumps and solar PV.

Main SEAI grant routes for homes

Most homeowners use one of these SEAI routes:

  • Individual Home Energy Grants — step-by-step grants for specific measures such as attic and wall insulation, heating controls, heat pumps and solar PV.
  • National Home Energy Upgrade Scheme  — deeper retrofit projects managed by SEAI-registered providers, aiming for at least a B2 BER.
  • Warmer Homes Scheme — fully funded energy upgrades for certain eligible homeowners on specific welfare payments and living in older homes.

The best route for you depends on your budget, current BER and how far you want to go with your upgrade.

Individual grants – insulation and heating controls

Insulation and heating control grant amounts

These are the current individual Home Energy Grant amounts for attic and wall insulation and heating controls. Grant values vary by dwelling type.

Attic insulation

  • Detached: €1,500
  • Semi-detached / end terrace: €1,300
  • Mid terrace: €1,200
  • Apartment: €800

Cavity wall insulation

  • Detached: €1,700
  • Semi-detached / end terrace: €1,200
  • Mid terrace: €800
  • Apartment: €700

External wall insulation (“wrap”)

  • Detached: €8,000
  • Semi-detached / end terrace: €6,000
  • Mid terrace: €3,500
  • Apartment: €3,000

Internal wall insulation (dry-lining)

  • Detached: €4,500
  • Semi-detached / end terrace: €3,500
  • Mid terrace: €2,000
  • Apartment: €1,500

Heating controls (controls-only upgrade)

  • Heating controls: €700

Heat pump, solar and other grant amounts

Heat pump systems

  • Air-to-water, ground-to-water and similar systems (houses): €6,500
  • Heat pump systems (apartments): €4,500
  • Heat pump air-to-air (all dwelling types): €3,500
  • Heat pump technical assessment: €200

Solar PV (solar electricity)

  • €700 per kWp up to 2 kWp
  • €200 per kWp from 2 kWp up to 4 kWp
  • Maximum solar PV grant: €1,800

Solar thermal (solar hot water)

  • Solar thermal (domestic): €1,200

Other SEAI-supported measures

In addition to insulation, heating controls, heat pumps and solar, SEAI can also provide grants for other measures as part of individual or deeper upgrade projects, including:

  • Floor insulation (up to €3,500 for houses).
  • Windows (complete upgrade) — grant up to €4,000 for a detached house, with lower amounts for other dwelling types.
  • External doors — €800 per door (maximum two doors).
  • Mechanical ventilation — support for certain ventilation systems in deeper retrofit projects.
  • Airtightness works — grant support when part of a specified upgrade package.
  • Home Energy Assessment & BER and project management in One Stop Shop projects.

Not every measure is appropriate for every home. We will always advise which of these make sense for your property and upgrade plan.

Who SEAI grants are for

SEAI home energy grants are primarily for:

  • Homeowners and non-corporate landlords in the Republic of Ireland.
  • Homes built and occupied before a cut-off year (for example, before 2011 for many insulation and heating control grants, and before 2021 for heat pump and solar PV grants).

Each scheme (individual grants, One Stop Shop, Warmer Homes) has its own detailed eligibility rules on construction year, previous grants and minimum energy performance. These can change over time, so always check the latest criteria on the SEAI website.

Are grant amounts the same for all house types?

No. Many SEAI grant amounts vary by dwelling type. Detached houses usually receive higher amounts, with lower values for semis, terraces and apartments.
Solar PV grants are based on system size (kWp) rather than house type. The values on this page are indicative; exact figures are listed in SEAI’s grant tables.

Do SEAI grant amounts change?

Yes. SEAI can update grant amounts and eligibility rules over time.

Do I have to use an SEAI-registered contractor?

Yes. For individual Home Energy Grants you must use an SEAI-registered contractor.
