What the One-Stop-Shop does

A registered One-Stop-Shop manages your upgrade from first assessment to post-works BER. Your SEAI grant is applied for and deducted upfront. You get one coordinated design, one schedule, and one accountable team delivering a fabric-first retrofit to B2 BER or better.

What can be upgraded in an OSS project

  • Insulation: attic, rafter, cavity, internal (dry-lining), external wrap, floor
  • Heat pumps and compatible system upgrades
  • Heating controls and zoning
  • Solar PV (and solar thermal where specified)
  • Airtightness and appropriate ventilation
  • Windows & external doors (within OSS scope)
  • Home Energy Assessment pre-works and post-works BER

Who can apply and key rules

  • Who: homeowners, private landlords, Approved Housing Bodies (AHBs)
  • Home age: built and occupied before 2011
  • Starting BER: typically B3 or lower
  • Outcome: reach at least B2 BER and an uplift of ~≥100 kWh/m²/yr
  • No duplicate grants: not previously paid for the same measures at this MPRN

Traditional/heritage homes are supported via the Traditional Homes Pilot with a conservation professional.

Do the grants come off my price upfront?

Yes. Under OSS, SEAI grant values are deducted from your contract price; SEAI pays the One-Stop-Shop.

Who is eligible?

Homes built and occupied before 2011 with a starting BER typically B3 or lower. We confirm details at survey.

Do I need multiple measures?

Usually yes. Achieving B2 and a strong kWh/m²/yr uplift typically needs several measures planned together.

Are windows and doors included?

Yes, within an OSS project. Windows and external doors are not covered by individual BEH grants.

What about traditional/heritage homes?

Supported via the Traditional Homes Pilot. B2 is not required; measures must suit traditional construction.

Is finance available?

Yes. Government-backed Home Energy Upgrade Loans are available from €5,000 via participating lenders.
